Define the comparison.
Record the exact geography and property type. Compare like periods and explain the sample. Separate active inventory, new listings, pending contracts, and closed transactions. Distinguish asking prices from closed prices, and a median from a valuation of a particular home.
Ask how the metric was calculated.
For months of supply, identify the inventory date and the period used for sales absorption. For days on market, identify the definition and whether relistings change it. For price changes, ask whether the product mix changed along with the headline median.
